Documents Needed for a Mortgage

Most mortgage applications require identification, income documentation, asset statements and transaction-specific paperwork. Gathering these before you shop is the single most effective way to keep a Phoenix-area closing on schedule, because nearly every delay traces back to a missing or incomplete document.
What to know
- Identification and Social Security verification, provided securely — never by website form.
- Income: pay stubs, W-2s, 1099s, and tax returns when self-employed.
- Assets: complete bank and investment statements, all pages.
- Transaction items: purchase contract, insurance quote, HOA information.
- Explanations for large deposits or recent credit changes.
How Jim approaches this
Bring your specific numbers. General education gets you oriented, but the decision only becomes clear when it is run against your income, your cash position, the property you are considering and how long you plan to keep the loan. That conversation is free and does not require an application.
