What Happens During Underwriting

Underwriting is the formal review of your credit, capacity, collateral and documentation against the program's guidelines. Most files receive conditions — additional documents or clarifications — before final approval. Conditions are routine and are not a sign that something has gone wrong.
What to know
- The underwriter verifies what was represented at application.
- Conditions are normal; speed of response drives the timeline.
- Large deposits, new credit or job changes trigger additional review.
- Final approval comes after conditions are cleared.
